<div><a href="http://lamar-terrace.houston-luxury-homes.com/">St George Place</a>, originally known as <a href="http://lamar-terrace.houston-luxury-homes.com/">Lamar Terrace</a>, is a peaceful enclave located in the shadow of the Galleria. This inner loop neighborhood is bordered to the north by West Alabama, to the south by Richmond Avenue, to the east by South Rice, and to the west by Chimney Rock.</div>
<div>In 1989, Robert Silvers bought and formed 107 lots out of portions of an older subdivision, <a href="http://houston-luxury-homes.com/area/Lamar-terrace-homes-for-sale.html">Lamar Terrace</a>, from the Federal Savings &amp; Loan Insurance Corporation. Mr. Silvers tore down many of the original homes, and petitioned Houston’s city council to rebuild the neighborhood. With its new name, St George Place, and a plan, Mr. Silvers was awarded the city’s first tax-increment reinvestment zone (TIRZ) and Public Improvement District, making it possible to institute zoning in place of deed restrictions that had expired. Of all the TIRZs that have followed since in Houston and other Texas cities, St. George Place is often regarded as the most successful. In the years since St George Place was formed, the neighborhood has been transformed from a once blighted area of town into a premier Uptown-Galleria area residential neighborhood full of new home construction, beautiful streets, and a fun and active neighborhood civic association (the SGPCA). The SGPCA oversees and manages the community&#8217;s Security and Landscape Maintenance contracts and activities. Likewise, the SGPCA stays actively involved in issues and solutions that continue to ensure that St. George Place is an attractive, safe, friendly, and resident-focused neighborhood. It’s placement within the southwest corner of the Galleria Mall offers residents only a short walking distance to the most premier shopping area of Houston.</div>
<div>The area has also been transformed by the addition of new streets, lighting, and a new elementary school. Spectacular two story homes featuring designs from Houston’s best architects dominate the subdivision. The style of homes focuses on Mediterranean style, French Country Custom, Spanish, and occasionally a traditional home. Since its revival, only a smattering of original Lamar Terrace homes still stand and, when offered for sale, are sold for lot value.</div>

			<content:encoded><![CDATA[<p><a href="http://houston-luxury-homes.com/area/bunker-hill-homes-for-sale.html">Bunker Hill Village</a>, is one of six <a href="http://houston-luxury-homes.com/area/memorial-villages-homes-for-sale.html">Memorial Villages</a>, with a total land area of just over 1.5 miles, and is located just east of the Memorial Park and the 610 Loop. It is bounded on the east by Blalock Road near <a href="http://piney-point-village.houston-luxury-homes.com/">Piney Point Village,</a> to the north by <a href="http://hedwig-village.houston-luxury-homes.com/">Hedwig Village</a> and Memorial Woods, to the west by Memorial Forest and Frostwood, and to the south by Lakeview and Whispering Oaks. As of the 2000 census, the population was 3,654 with approximately 1,307 homes. Like so many places in the Memorial area, the homes in <a href="http://houston-luxury-homes.com/area/hedwig-village-homes-for-sale.html">Hedwig Village</a> were constructed over a wide time period.</p>
<div>Early in its history, Bunker Hill Village consisted of a settlement of German farmers who, attracted by its verdant forest of pines and hardwoods, established sawmills to cut timber. In fact, Harris County highway maps as late as 1936 still showed the existence of several sawmills.  In the mid-1950s, effort to form a Spring Branch municipality failed.  As the community evolved, residents concerned that the area&#8217;s quiet, wooded environment might fall victim to over development and annexation as Houston&#8217;s growth drew ever nearer. The city incorporated in December 1954 with a mayor-council government system, zoning ordinances, zoning regulations and tax rate to ensure that its charm and country-estate atmosphere could be preserved for future generations. In 1962 the city had 2,216 people. By 1966 <a href="http://houston-luxury-homes.com/area/bunker-hill-homes-for-sale.html">Bunker Hill Village</a>became affluent and had two public schools and two churches. In 1981 4,442 people lived in Bunker Hill Village.  Only single-family homes are permitted in Bunker Hill Village with a minimum lot size of 10,000 square feet in District B and 20,000 square feet in District A.</div>
<div>Students living in Bunker Hill Village attend schools served by the Spring Branch Independent School District. All residents are assigned to Wildcat Way School in Houston for preschool.  With two elementary schools, Bunker Hill Elementary School and Frostwood Elementary School are located in the city limits and serve two separate portions of Bunker Hill Village. A small portion is served by Memorial Drive Elementary School in <a href="http://steventeoh.com/area/piney-point-village-homes-for-sale.html">Piney Point Village</a>.  The Western portion of Bunker Hill Village is served by Memorial Middle School (in Houston), while the eastern portion is served by Spring Branch Middle School (in Hedwig Village). All of Bunker Hill Village is served by Memorial High School, which is located in Hedwig Village.</div>
<div>Residents in <a href="http://steventeoh.com/area/bunker-hill-homes-for-sale.html">Bunker Hill Village</a> benefit not only from their own elected mayor-council system, zoning ordinances, zoning regulations and tax rate, but also from the excellent Memorial Villages Police Department and equally regarded Village Fire Department. In addition, the village is within the Memorial Villages Water Authority.</div>
<div>The Harris County Public Library (HCPL) system operates the Spring Branch Memorial Branch at 930 Corbindale Road in Hedwig Village. The 10,500-square-foot branch opened in 1975.</div>
<p>Home prices in Bunker Hill Village range from around $600,000 to over $4million.</p>

<p>In the early 1920s, River Oaks subdivision was developed by Mike and Will Hogg, sons of a former governor of Texas, and their associate, Hugh Potter. Their company, the River Oaks Corporation, started with an option to purchase 200 acres of land four miles west of Houston on the south bank of Buffalo Bayou, surrounding the already flourishing <a href="http://www.houston-luxury-homes.com/area/river-oaks-country-club-estate-homes-for-sale.html">River Oaks Country Club</a>.</td>

Houstonians regarded Country Club Estates, accessible only by a dirt road, as the hinterlands; sales were less than brisk. A later Staub house, Rienzi, built for the late Harris and Carroll Masterson, is also administered by the MFAH and houses the Mastersons’ European decorative art collection.</td>

<p>Originally established in the 1950s, prominent developers began transforming this single-family subdivision into a premiere neighborhood of garden homes and <a href="http://houston-townhomes.com/" target="_blank">townhouses</a> by the late 1970s. Large, upscale homes were built on zero lot lines to provide for less outside maintenance and larger square footage within.</p>
<p>There are currently in excess of 830 residences, and development is progressing steadily. Commercial enterprises and billboards are not allowed in Westhaven Estates, but full-service shopping centers featuring high-quality food markets, restaurants, pharmacies, coffee bars, bakeries, and health clubs thrive on the edge of this quiet, secluded neighborhood. <p class="middletext-nonbold">Tanglewood opened in the summer of 1949 and was named for the book Tanglewood Tales, by Nathaniel Hawthorne. The developer came from a part of the country with hills, so he curved the streets and landscaped to create interest. Big lots, typically 1/4-acre to 3/4-acre, are in keeping with his plan for an upscale community. Residents often stroll along the trail at the Tanglewood Boulevard median, which is lined with live oaks and crape myrtles. Tanglewood has always been an extremely popular area because of its location in the heart of Galleria area, close to downtown and surrounded in part by Houston Country Club. Homes in Tanglewood and the surrounding area have become increasingly sought after in recent years as Houston&#8217;s luxury housing market expands.</p>
